A flat roof fails from the inside long before the leak shows up below. Trapped moisture in the build up holds heat, and a calibrated thermal scan picks that out cleanly against the surrounding dry membrane. We survey the roof plane at the right thermal window and produce a saturation map of where the wet zones actually are.
For a non intrusive survey, this is the deliverable on its own. For a more conclusive picture, optional core sampling at the flagged zones verifies moisture content and confirms whether the wet area is in the membrane, the insulation, or the deck. Repair what is wet, leave what is dry, and do not strip the whole roof on a hunch.
